In making this booking you agree to the below.



The Contract is for a short-term holiday rental between Bath Spa Stays (“Us” or “We”) and the person making the booking and all members of the holiday party (“You”, “Your” or “Guests”) under the following booking conditions. UK Law will govern this Contract. 

The contract will be subject to these booking conditions and must be complied with. The party leader must be at least 18 years of age at the time of booking and must provide a list of all names and contact details of all guests on request.



When Your Booking is confirmed, a reservation number is issued and displayed in Your Booking Confirmation. 



A deposit of 50% is required to confirm your reservation. The balance must be received 30 days before the arrival date. If the booking is made within 30 days of the arrival date full payment must be made. 

You will be sent a notification when the balance is due. If the balance is not received in full and on time, we reserve the right to treat the booking as cancelled by you, in which case the deposit is forfeited. 

The Card details used for online payment are required to match a staying guest’s ID.



The quoted prices are correct (unless a Pricing Error occurs) for the specific number of guests, dates, nights and property shown in Your Booking Confirmation. All prices include VAT. 

On the rare occasion that a Pricing Error occurs, we will notify You as soon as We reasonably can and refund the amount paid by You in full without any liability for this error or omission. You agree that neither We nor the Accommodation will be liable for any additional expenses You may incur as a result of the error or omission.



No penalty if you cancel more than 30 days before the check-in date. If the booking is cancelled less than 30 days before the check-in date guests will be charged 100% of the rate.



You may cancel Your Booking by using the link provided in your Booking Confirmation email.  Should you wish to modify Your Booking, please contact Us via email. If You change the number of guests, dates, or property, then the prices are subject to change.



In the unlikely event, we are unable to accommodate You, We will offer you an alternative property if available or suggest a different date. If there is a difference in the Price, the Accommodation will be liable for the price differential. 



Check-in time is from 3 pm and check-out time is 11 am as specified on Your Booking Confirmation.  



Please report any issues on arrival and we endeavour to resolve this promptly. If the issue is not reported, We will not be liable. 



Our noise policy is very strict to ensure neighbouring properties are not affected by anyone staying at this property. Please respect the neighbours. Avoid loud noise after 10 pm and anti-social behaviours. Any reported breach will result in a £100 penalty to your payment card



Smoking is strictly prohibited. If you smoke inside you will be charged a penalty of £100 to your payment card. Any additional cost for consequential loss of income and compensation to guests will be charged to your payment card.



If you damage the property, you will be charged the full repair cost to return the property to its original condition as well as the full cost for loss of income as a consequence.



Please report any damage or loss via email immediately. If we should find any damages or losses, we will notify you within 48 hours of check out. This person who made the booking will be responsible for this damage or loss. Bath Spa Stays reserve the right to deduct the charge (up to £250) from the card used for booking. 



We ask that you respect the property and ensure that standards are maintained. 



On occasions, there will be noise such as from building work as being city centre locations noises are unavoidable. Generally, all properties are in peaceful locations, however, sometimes noises are beyond our control. 



Our liability is limited to securing Your Booking, making sure accommodation is made available to you at the required dates, collecting any required payment, and managing any refund in the event of a cancellation. Other than for death or personal injury caused by Our negligence or fraudulent misrepresentation, Our total liability to You is limited to the total price of the Booking and in no circumstances shall We be responsible for any indirect or special damages

We will not be liable for failure to perform to the extent that the failure is caused by any factors beyond Our reasonable control, including the provision of accommodation services by the Accommodation or any malfunction such as without limitations cases of Force Majeure, cyber-attacks, email failures linked to your email provider or your spam and firewall configuration, or third-party fraud. 

Should You have any concerns relating to the Accommodation’s operation, hygiene, health and safety practices or services, or if You would like to check the specific conditions of stay relating to the Accommodation, You should address these with the US directly. We also recommend that You take out the appropriate travel insurance. 



You are responsible for any damage or loss caused by You, including any damage to their property by Your act, omission, default or neglect and You agree to pay the US directly the amount reasonably required to make good or remedy any such damage or loss.  Further, We reserve the right to terminate Your Booking immediately without being liable for any refund or compensation where You engage in unacceptable behaviour that causes a disturbance or nuisance to the Property’s neighbours.



We will process the information You provide to Us in accordance with the relevant data protection legislation. Your personal data may be transferred to eviivo Limited (Registered Office 154 Pentonville Road, London, N1 9JE Company Number: 5002392) including where necessary its subsidiaries outside of the EU. By making a Booking, You consent to this processing of information as described above and the transfer of Your information to our software provider: eviivo Limited.
